Orens Capital launches Australia’s first single-family Build-to-Rent fund, targeting housing crisis

Orens Capital 3 mins read

Melbourne, 26 May 2025 — Orens Capital has launched Australia’s first single-family Build-to-Rent (BTR) fund focused on detached family homes, offering a timely and scalable solution to the country’s worsening housing shortage. With over 30% of households now renting—many priced out of ownership—this new model delivers purpose-built rental homes in suburban growth areas where demand from families and essential workers continues to surge.

“This isn’t just a fund—it’s a blueprint for the future of suburban living,” said Jimmy Zhang, CEO of Orens Capital. “We’re proud to lead the market in delivering long-term housing solutions that align with how Australians want to live—space, stability, and community.”

Unlike traditional BTR projects centred on inner-city apartments, Orens Capital’s model focuses on standalone homes designed for renters seeking space and permanence. Targeting key growth corridors across Melbourne and Sydney, the strategy delivers family-friendly living with long-term value and greater flexibility for investors.

The strategy was unveiled at the Orens Capital Deep Dive Keynote on 22 May, where former NAB Chief Economist Alan Oster shared a cautiously optimistic economic outlook. “We’ve likely passed the worst,” Oster said. “Inflation is falling faster than expected, the labour market remains solid, and GDP growth is gradually returning to trend. Compared to other advanced economies, Australia is in a strong position.”

According to Oster, inflation is easing, unemployment remains low at 4.1%, and GDP growth is expected to return to its long-term average of 2.2% by 2026, creating favourable conditions for long-term residential investment.

With 34% of Australian households renting, on par with the United States and the United Kingdom and 60% of these renters living in detached homes, the market is primed for the globally proven Single-Family Rental (SFR) model. This preference is both structural and cultural: Australians have long valued space, privacy, and backyard living—qualities inherent to detached housing.

The Single-Family BTR model is designed for scale, resilience, and flexibility:

  • Suburban family homes in growth areas where housing demand outpaces supply

  • Aligned with the rental preferences of families and essential workers

  • Innovative housing designs that increase rental yield and long-term capital gain

  • Resale flexibility and diversification across designated investment locations

Orens Capital will open investor subscriptions in July 2025. The model is designed to balance investors' appetite for yield with the nation's pressing need for secure, affordable rental housing.

“We’re matching long-term capital with long-term community needs,” Zhang added. “The detached home is not a luxury—it’s a fundamental part of the Australian lifestyle. This strategy ensures that more families stay connected to the schools, jobs, and neighbourhoods that matter most to them.”

Key Facts:

Australia's Opportunity:

  • 30%+ households rent – comparable to US & UK.

  • 60% rental of detached dwellings out of total rent portfolio

  • High prevalence of detached/semi-detached homes aligns with global SFR (Single-Family Rental) models.

Sector Growth:

  • Multi-family BTR in Australia is emerging; single-family BTR is poised to be the next step.

  • BTR meets institutional demand for scalable, long-term residential assets.

Supply-Demand Imbalance:

  • Significant housing shortfall across major cities.

  • Widening gap between supply and household formation in Melbourne, Sydney, and nationally.

Investment Case:

  • Institutional capital drawn to SFR due to strong fundamentals: rental yield + capital growth + liquidity.

  • Federal & State incentives available for qualified BTR developments (e.g., 50% land tax discount, MIT tax reduction).

About us:

Orens Capital is driven by a core mission: to dismantle the barriers that traditionally limit access to greenfield land subdivision projects, which are the bedrock of the Australian residential market.

At its core, Orens Capital believes in the resilience and potential of the Australian property market. By facilitating investments in land subdivision projects, Orens Capital aims to create generational wealth that benefits not only individual investors but also contributes to the development of families and communities across the country.

Social housing gains in the 2020s, almost triple the last decade

Australia’s social housing sector is in the midst of a growth decade unparalleled since the 1980s. As revealed by new research*, the number of homes managed as public, community or Indigenous housing for very low-income earners is set to increase by 55,000 in the ten years to 2030. This is nearly three times the 20,000 social rentals added during the 2010s (as shown by the Productivity Commission’s ROGS report). The total number of new social homes expected to come onstream during the 2020s is even larger, at 70,000, with some 45,000 of these funded by the states – led by…
