Orens Capital launches Australia’s first single-family Build-to-Rent fund, targeting housing crisis

Melbourne, 26 May 2025 — Orens Capital has launched Australia’s first single-family Build-to-Rent (BTR) fund focused on detached family homes, offering a timely and scalable solution to the country’s worsening housing shortage. With over 30% of households now renting—many priced out of ownership—this new model delivers purpose-built rental homes in suburban growth areas where demand from families and essential workers continues to surge.

Unlike traditional BTR projects centred on inner-city apartments, Orens Capital’s model focuses on standalone homes designed for renters seeking space and permanence. Targeting key growth corridors across Melbourne and Sydney, the strategy delivers family-friendly living with long-term value and greater flexibility for investors.

The strategy was unveiled at the Orens Capital Deep Dive Keynote on 22 May, where former NAB Chief Economist Alan Oster shared a cautiously optimistic economic outlook. “We’ve likely passed the worst,” Oster said. “Inflation is falling faster than expected, the labour market remains solid, and GDP growth is gradually returning to trend. Compared to other advanced economies, Australia is in a strong position.”

According to Oster, inflation is easing, unemployment remains low at 4.1%, and GDP growth is expected to return to its long-term average of 2.2% by 2026, creating favourable conditions for long-term residential investment.

With 34% of Australian households renting, on par with the United States and the United Kingdom and 60% of these renters living in detached homes, the market is primed for the globally proven Single-Family Rental (SFR) model. This preference is both structural and cultural: Australians have long valued space, privacy, and backyard living—qualities inherent to detached housing.

The Single-Family BTR model is designed for scale, resilience, and flexibility:
