Proposed Charmhaven Development to Deliver Unmatched Community Benefits and Infrastructure for Central Coast.

Third.i Group 3 mins read

Sydney, Australia: New sporting fields and facilities, along with a pipeline of critical, enabling infrastructure, will be provided to the fast-growing Central Coast community as part of Australian developer Third.i’s proposed $1.6 Billion Charmhaven mixed-use development – at no cost to Government.

The Charmhaven Project is currently the largest housing development planned for the Central Coast. If approved, it will deliver over 2,000 homes, a school catering for 1,500 students from K-12, and a new business park.

Strategically located between the Pacific Highway and Arizona Road, the Charmhaven neighbourhood will be a catalyst site for the Central Coast growth region, providing a range of affordable and sustainable housing options, new infrastructure, and over 120 hectares of ecology stewardship lands and open public space, all in perpetuity.

The site already has access to key infrastructure needed to deliver this masterplan, which could save Local & State Government tens of millions of dollars in infrastructure development costs. Third.i is building a new link road between Arizona Road and the Pacific Highway, which will significantly alleviate traffic congestion in the area. It will also include two new key intersections to further improve traffic flow and safety for commuters.

“These measures will not only reduce congestion but also make the area safer for everyone,” said Third.i’s Head of Acquisitions, Florian Caillon.

“This includes a much-needed all-weather sports facility for local community sports groups, as well as new roads, water and electricity, which will benefit Charmhaven and the wider Region – all at no cost to the NSW Government. In addition, there will be walking trails, cycleways and 120 hectares of ecology lands, which we will be funding in perpetuity for future generations.”

If approved, the sports field will be the only all-weather sporting field on the Central Coast and is being gifted by the developer to the community for public use, providing year-round access for local sports groups and residents of all ages and abilities.

Critical All-Weather Sports Infrastructure Addresses Community Need

The need for all-weather sporting facilities has never been more urgent. Recent wet weather has forced the closure of grounds across the Central Coast, leaving thousands of children unable to play or train for months at a time.

Alex Burgin, CEO of Central Coast Football, which represents over 16,500 members, said:
“The Central Coast football community has been hit hard by ground closures due to wet weather, with many children missing out on playing the sport they love for weeks on end. Any proposal that invests in all-weather sporting infrastructure is not just welcome, but essential for our region’s future. Central Coast Football and our 16,500 playing members are keen to support initiatives like the Charmhaven proposal, which will ensure football is accessible year-round for everyone.”

Brendan Ross, President of Kanwal Football Club, added:
“I’ve been involved with Kanwal Football Club for six years, and every time it rains, over 540 kids miss out on their training and weekend sport – and that needs to stop. If investments like Charmhaven are proposing this type of sporting infrastructure, as a community we need to support it.”

Aaron Hammond, a father of two young players at Kanwal FC, shared his family’s experience: “Since the season started in April, my children have only been able to play and train six times because the oval has been closed by council. This proposal is exactly what our community needs, and I and our club are 100% behind it happening.”

Education and Business Opportunities

St Philip’s Christian College Charmhaven will be a low-fee independent Christian school designed to serve up to 1,500 students from Early Learning through to Tertiary teacher training. The K–12 College will offer strong academic and extracurricular opportunities within a faith-based environment, enriching the lives of students and families in the local community. In addition, it will provide tailored education pathways through the Dynamic Learning College, supporting students with diverse learning needs. The new business park in Charmhaven will create over 600 new operational jobs.

Contingent on planning approvals, the first new homes could be delivered in 36 months, helping meet the growing demands for housing on the Central Coast, which is forecast to grow to more than 404,250 people by 2041.

“We are committed to creating a new, multi-faceted community which will provide a pipeline of affordable and sustainable housing, infrastructure and green open spaces for the fast-growing Central Coast,” Mr. Caillon added.

Frontline services stretched to breaking point as housing crisis deepens

Frontline organisations responding to Australia’s housing crisis are operating at breaking point, reporting sustained increases in demand, escalating complexity, and diminishing capacity to help, according to Everybody’s Home. The national housing campaign’s ‘No Way Out’ sector survey of dozens of frontline organisations found nine in ten (89%) reported increased workloads over the past year, while almost all (98%) expect demand for their services to rise further in 2026. More than four in five (82%) organisations reported the housing crisis is either significantly affecting their daily operations or severely threatening the effectiveness of their programs. The crisis is increasingly affecting the…

Everybody’s Home encouraged by reports of changes to CGT discount

Everybody’s Home is pleased to see reports that the Albanese Government is considering winding back the capital gains tax discount for property investors. Media reports today suggest the government is considering scaling back the 50 per cent CGT deduction as it prepares for a "significant reform" budget in May. The national housing campaign has consistently been calling on the government to abolish the CGT discount and negative gearing - property investor tax breaks that cost taxpayers billions of dollars annually and make the housing crisis worse. “Tax breaks for property investors are making the housing crisis worse and everyday Australians…

Melbourne looks cheap again, but the old investment playbook won’t work

Following the Reserve Bank of Australia’s latest decision, Melbourne is once again being described as “cheap” relative to other capitals. Higher holding costs, tighter compliance settings, and increased policy risk are reshaping what a viable residential investment looks like in 2026. “Melbourne hasn’t become ‘cheap’ in a vacuum,” saidBeau Arfi, CEO of Maple Investment Group. “We’re seeing investors move away from passive buy-and-hold strategies and toward structures that prioritise cash flow resilience and execution certainty.” “The cost base has shifted, regulation has tightened, and that means investors need to be far more deliberate about how deals stack up over time.”…
