Tank Stream Labs chooses Brisbane for next stage of national expansion

Tank Stream Labs, the technology and startup coworking network owned by ASX-listed tech investment & advisory firm Scalare Partners, has chosen Brisbane for the next stage of its national expansion with the launch of a new CBD hub.

 

The hub will support up to 150 desks across three levels, hosting around 30 fast-growing  technology-focused companies seeking to establish or expand their presence in Queensland, as the state experiences rapid population and infrastructure growth.

 

Tank Stream Labs currently operates five locations in Sydney alongside hubs in Melbourne and Adelaide, but turned to Brisbane instead for expansion due to the growing importance of Queensland within Australia’s technology and startup economy.

 

Brisbane is experiencing one of the fastest periods of economic expansion in the country, driven by population growth, infrastructure investment, and preparation for the 2032 Olympic Games.

 

Population across Queensland is expected to increase by close to one million people by 2032, while $107 billion is being invested into CBD infrastructure projects before 2030.

 

The Brisbane CBD office market is already tightening as a result, with vacancy rates sitting at just 9.05 percent compared with a national average of 14.5 percent.

 

Demand for flexible workspace is also rising rapidly, with Brisbane’s flexible office market growing by an average of 8 percent annually between 2020 and 2025 and expected to continue expanding strongly through the end of the decade.

 

After much research, it was decided that the new hub would occupy the top levels of 215 Adelaide Street above Post Office Square and Central Station, offering sweeping views across Brisbane and offering one of the most connected locations in the CBD. 

 

This building holds a five star NABERS energy rating, was recognised as Brisbane’s most sustainable commercial building in 2025, offers over 200 square metres of outdoor balcony space, and is undergoing a significant refurbishment.

 

The Brisbane expansion will also strengthen connections across the broader Scalare ecosystem, with Brisbane-based virtual CFO firm Planet Startup and the Tech Ready Women program both operating in Queensland.

 

Companies based in the new hub will gain access not only to flexible workspace but also to Tank Stream Labs’ technology founder community, networking opportunities, and services designed to support companies as they grow and scale.

 

The decision reflects Queensland’s growing appeal as a destination for startups and technology companies, according to Tank Stream Labs CEO Brad Delamare.

The Brisbane Tank Stream Labs hub is expected to open in Q3 2026 and will target technology startups and growth stage companies seeking to establish or expand their presence in Queensland.
