A new townhouse development at Edmondson Park is off to a flying start, with homes selling for up to $1.7 million ahead of the project's official launch this Saturday, setting a new benchmark for townhouse living in Sydney's booming south-west.

The 106-home project Chapter Place by Urban Property Group has recorded strong pre-launch demand, with repeat buyers securing homes before the public release.

Seven homes have already settled, demonstrating the strength of demand for premium family housing in the area, bucking the trend in the lack-lustre Sydney property market.

Three-bedroom townhouses are selling from approximately $1.3 million, while the project's largest residences, offering more than 200 square metres of internal living space, have achieved prices of up to $1.775 million.

The sales results represent a new high point for townhouse prices achieved in the Edmondson Park market and reflect growing demand for larger, high-quality homes close to transport, retail and employment hubs.

Urban Property Group Sales Director Tom McIvor said buyers were attracted by the size of the homes, their premium inclusions and the value they offered compared with detached housing elsewhere in Sydney.

"The response has exceeded expectations and confirms there is strong demand for premium townhouse living when the product is done exceptionally well," Mr McIvor said.

"These homes offer a level of space and quality that buyers traditionally associate with detached housing. With floorplans exceeding 200 square metres, premium finishes, multiple living areas and generous outdoor spaces, purchasers are recognising the outstanding value on offer.

"Many of our pre-launch buyers are repeat Urban Property Group clients who understand the quality of our developments."

Mr McIvor said the project was attracting both owner-occupiers and investors, with rental demand in the area continuing to strengthen.

"We're also seeing significant interest from investors because these homes offer projected gross rental yields of up to five per cent, which is highly attractive in the current market," he said.

"Combined with the area's strong population growth, infrastructure investment and limited supply of family-sized housing, Edmondson Park continues to be one of Sydney's most compelling residential markets."
