Is the Perth Mansion Losing Its Crown? Prestige Buyers Choose a Full Floor Over a Big Block

Griffin Group 2 mins read

For decades, success in Perth meant a sprawling home on a big riverside block. A new wave of prestige buyers is rewriting that rule, choosing an entire floor above the Swan instead.

In Applecross, Dalkeith and Mosman Park, the riverside estate has long represented the pinnacle of Perth property. Today, a new expression of prestige is emerging.

Buyers accustomed to substantial family homes are exploring full floor residences, drawn to the combination of generous space, privacy and elevated river views.

“The big block has long been Perth’s ultimate status symbol,” said Griffin Group Chief Sales Officer Layla Wallace. “Today’s prestige buyer measures success differently. They still want the view, the privacy and the space, alongside the freedom to travel and spend more time doing what they enjoy.”

At Griffin’s Manhattan Applecross, that approach takes shape in a boutique collection of just five residences on the river’s edge. Each occupies an entire level, with private lift access and views across the Swan and Canning rivers to the city skyline and the escarpment.

Full floor residences start from $5.5 million, offering the space and privacy of a prestige home with the ease of apartment living.

“The people we’re speaking with aren’t downsizing in the traditional sense,” Wallace said. “Many are selling large family homes in the western suburbs and along the river, and they won’t compromise on size, finish or outlook. They’re looking for a home that supports the way they want to live now, whether that means travelling more often or spending more time with family.”

Designed by award winning Perth architects CaPA, Manhattan brings the full floor residence to one of the city’s most established riverside suburbs. Construction is underway, with completion expected in 2027.

“When you own an entire level, you don’t share a single wall with a neighbour,” Wallace said. “It lives more like a house than an apartment, with the added perspective of being above the river. That’s what’s drawing buyers who, a decade ago, would only have considered a riverfront home.”

For these buyers, prestige continues to be defined by location, space and privacy, with greater emphasis on how a home fits their lives.

“The riverside home will always hold its place in Perth,” Wallace said. “Manhattan offers another way to enjoy that setting, with the space and privacy buyers value and greater freedom to spend their time as they choose.”

Key Facts: Since 1 July 2026, flexible workspace operators in Australia that provide a registered office or principal place of business address — even at no charge — are classified as regulated businesses under the country's Anti-Money Laundering and Counter-Terrorism Financing (AML/CTF) laws and must enrol with AUSTRAC within 28 days of first providing the service. The change targets the risk of criminals using third-party addresses to make shell companies appear legitimate, with AUSTRAC requiring operators to verify and risk-rate member companies, partnerships, and trusts — including their beneficial owners — before providing the address service.In-scope operators must appoint an AML/CTF…
