HEADLINE: Burleigh Heads land benchmark shattered in $8.2m off-market deal as capital defies macro headwinds

Gold Coast, Queensland - Demonstrating strong institutional and private capital appetite for prime industrial land along the southern Gold Coast, the commercial arm of leading boutique real estate agency Lacey West has settled an $8.2 million off-market transaction at 42 Hutchinson Street, Burleigh Heads.

The 3,212-square-metre site sets a record benchmark for undeveloped industrial land in the tightly constrained Burleigh Heads commercial precinct, translating to approximately $2,553 per square metre.

This deal highlights how buyer-mandated acquisitions are driving transaction volumes across the southern Gold Coast, cutting through broader macroeconomic caution and a higher interest rate environment.

Unlike traditional campaigns where vendors test the market via public listings, the Hutchinson Street transaction was initiated directly to meet a specific buyer requirement.

Lacey West Commercial Director Josh Cruden said the deal came from matching an active, highly qualified capital mandate from a buyer with an owner not actively looking to sell.

“This was not a case of an owner putting a property to market to see what might happen,” said Mr Cruden.

“We were approached by a qualified buyer with exact operational and spatial criteria in the Burleigh commercial hub precinct, who leveraged our deep local footprint and direct relationships with asset owners in the pocket; we canvassed off-market opportunities that met that profile. The vendor was originally planning to hold the asset until the existing lease expired in two years; however, when presented with a serious buyer willing to transact at a significant premium, the commercial case to sell now became indisputable.”

The 42 Hutchinson Street parcel represents one of the few remaining sizeable, level parcels of raw industrial land in the Burleigh Heads industrial core.

With significant exposure, dual driveway access, and immediate connectivity to key arterial corridors, the property commanded intense competition.

Josh’s colleague, Lacey West Commercial Director, James Borbidge, noted that land value fundamentals across the southern corridor remain decoupled from broader commercial debt adjustments:

“The fundamental principle driving this market hasn’t changed; that is the fact that real value is underpinned by scarce land,” Mr Borbidge said.

“In Burleigh Heads, you have an almost complete absence of new supply, coupled with long-term infrastructure investment and strong business migration into the region, so when buyers find a strategic parcel that lets them secure a permanent footprint, they are willing to pay a premium for that positioning.  At $2,553 per square metre, this sets a new benchmark for raw industrial land on the southern Gold Coast, reflecting absolute confidence in the long-term fundamentals of this precinct.”

This landmark sale is part of a robust pipeline of high-value commercial and industrial negotiations Lacey West is currently executing across the southern Gold Coast, including a number of pending large-scale commercial site acquisitions.

Agency leaders noted that off-market transactions are rising at the moment for certain high-value industrial deals, allowing buyers to discreetly secure strategic landholdings while delivering clean, unconditional exits for long-term property holders.
